Marketplace & Listing Rules

These Marketplace & Listing Rules apply to property listings, seller profiles, agencies, projects, inquiries, and related marketplace features on Mintobook.
Mintobook is a platform that connects users. We are generally not a party to your property transactions. Always verify documents, ownership, payments, and counterparties independently.
1. Accurate listings
Listings must describe the property honestly: location, size, price, intent (sale/rent), availability, and key features.
Photos and media should reasonably represent the property. Do not use stolen images or misleading composites as if they were the actual unit.
Update or remove listings that are sold, rented, or no longer available.
2. Fake listings and scams
Do not publish fake, duplicate, placeholder, or bait listings designed to collect leads without a real offering.
Do not advertise properties that do not exist, are not available, or that you have no right to market.
Do not use unrealistically low prices solely to attract inquiries (“bait and switch”).
Do not run advance-fee scams, phishing, fake ownership documents, or pressure users to pay deposits to unknown accounts.
Report suspected fake listings or scams via in-product tools or support — do not engage further if you feel unsafe.
3. Authority to list
Only list properties you own, are authorized to market, or have clear permission to advertise.
Agents and agencies should identify themselves clearly and follow any local licensing or advertising rules that apply to them.
Do not impersonate developers, owners, or competing agencies.
4. Prohibited marketplace conduct
No fraud, phishing, or deceptive requests to move payments off-platform.
No listings for illegal activity, stolen property, or properties you have no right to offer.
No harassment of buyers/sellers through inquiry messages.
No scraping contact details for spam or resale.
5. Contact details on listings
Phone, WhatsApp, email, or address fields you publish may be visible to other users. Share only what you are comfortable making public.
Prefer in-product messaging when possible for a clearer record of inquiries.
6. Verification and quality
Mintobook may review, delay, unpublish, or reject listings that appear inaccurate, incomplete, abusive, or high-risk.
Seller checks and badges are described in our Seller Verification Policy (https://mintobook.com/seller-verification). They are trust signals, not warranties of a successful deal.
7. Enforcement
Violations may result in listing removal, seller restrictions, or account suspension under https://mintobook.com/suspension.
